On South York Road, the newest addresses in Hatboro run from a toy and collectibles shop at number 124 to a sushi and barbecue restaurant at number 325. In between are a Mexican market with a takeout café, a salon run by one family, a cheesesteak counter and a drive-through coffee stop. Each one opened in 2026. They are small, and most do their business during the day.
That pattern matters for the next six weeks. The Greater Hatboro Chamber of Commerce's holiday parade, the free-parking Saturdays, the library tree lighting and the holiday markets all take place on a York Road built mostly from these walk-in businesses. The larger sit-down dinner restaurants that drew the headlines this fall are opening on a later schedule than the holiday events.
The Openings That Already Happened Were Small Ones
Walking south from the Penn Street end of downtown, here is what has opened on York Road this year, in address order:
- Philly Philly Cheesesteaks, 24 S. York Road. One of two restaurants that MontCo.Today reported opened downtown over the summer.
- Sabor de Puebla Food Market, 34 S. York Road. A Mexican bodega selling Mexican food, drinks and spices, with a takeout café serving mole-based dishes. It opened in mid-October, according to Glenside Local.
- Cocomon World, 124 S. York Road. A toy and collectibles shop that opened on September 18. Its reported hours are Tuesday through Saturday, noon to 7 p.m. It is closed Sunday and Monday.
- Veil Salon, 216 S. York Road. Opened October 1 by Carly McCreesh, a Hatboro-Horsham High School graduate who brought a full book of clients from her years working in Blue Bell. Her brother, a barber, and her mother, a Hatboro resident and longtime hairstylist, also take clients there. "I love being here and I love Hatboro," McCreesh told Glenside Local.
- Dunkin', 256 S. York Road. It has a drive-through and reported daily hours of 5 a.m. to 9 p.m., per Glenside Local's July report.
- Nakama Sushi & BBQ, 325 S. York Road. It took over the former Castorina's space. Glenside Local listed hours of 11:30 a.m. to 9 p.m., Tuesday through Sunday, and closed Mondays.
Two other businesses opened earlier in the year. Dream Tattoo opened March 16 at 319 S. York Road and works by appointment. Caravan Food Market at 210 N. York Road scheduled its grand opening for March 28, according to Glenside Local.
Only Nakama on this list is a full sit-down dinner restaurant. The rest is a market, a counter, a coffee stop, a shop and a salon, and they did most of the work of filling York Road's storefronts this year.
The Dinner Restaurants Are Opening After the Calendar Starts
This fall's coverage centered on three bigger restaurants, and all three are on longer timelines than the storefronts above.
The Iron Oven Restaurant & Bar is moving into the former Ross & Co. space at 58 S. York Road. It is the second location for owner Alex Nalbandian, whose Southampton restaurant is known for a long American menu. The Hatboro location will include a downstairs bakery. Nalbandian said the core menu will match Southampton's, while the monthly specials and most of the drink menu will be specific to each location. Patch described the food as made with clean ingredients, with long rolls baked on the premises. The target has shifted from October to November and is now early December. Glenside Local reported on October 29 that the owners were still hiring.
Casa de Fehu, at 482 Jacksonville Road, is the work of Hatboro couple Anthony Shalamov and Anastasia De Roy. Glenside Local described it as a roughly 50-seat restaurant with European-style meat and seafood dishes. WhatNow reported that gelato and cappuccino are planned for dessert.
Sumatra Cafe, which started in Wyncote, is opening a second location at 24 S. Penn Street, next to the SEPTA Regional Rail line. Owner Yanti Bean is working through the borough permit process and expects to open sometime this year, according to Glenside Local's October 29 update. Glenside Local's June report said the Hatboro café would carry the Wyncote menu and have outdoor seating. Stephen Barth, the borough's economic development consultant, has also said a few more businesses will be announced in the coming weeks.
The Iron Oven's early-December target lands in the same week as the busiest evening events on Hatboro's holiday calendar. Its first weeks of service and the start of the borough's December evening events may overlap. Until then, York Road's holiday traffic will be served by the smaller places that are already open.
A Holiday Calendar That Mostly Runs in Daylight
The borough and Chamber calendar for November and December looks like this:
- Saturday, November 7, 10 a.m. to 1 p.m. The Chamber's Kids Market at Church of the Advent.
- Sunday, November 22, 2 to 4 p.m. The 65th annual Holiday Parade on York Road. The borough's meeting minutes list the theme as "Colonial Christmas," in honor of the nation's 250th anniversary.
- Saturday, November 28. Small Business Saturday, with individual businesses running their own specials.
- Friday, December 4, 5 to 8 p.m. The Union Library's Holiday Tree Lighting at 243 S. York Road, plus the Hatboro Winter Nights Children's Entrepreneur Market during the same hours.
- Saturday, December 5, 4 to 8 p.m. The Holiday Sip N Shop at Pennypack Community Center, 130 Spring Avenue, with shopping, photos with Santa and food.
The borough also lists free parking on York Road every Saturday from November 28 through December 26: November 28 and December 5, 12, 19 and 26.
Three of the five event dates fall on weekend mornings or afternoons. The two evening dates, December 4 and 5, are back to back. The holiday season starts well before any of the new dinner restaurants are scheduled to open, so this year's holiday visits to York Road happen mostly in daylight.
Matching the Hours to the Dates
Because the new businesses are small, their hours vary, and a few of them don't line up with the event dates.
Parade Sunday, November 22. Nakama is open on Sundays, with an 11:30 a.m. start, so lunch before a 2 p.m. parade works. Cocomon World is closed Sundays, so a toy-shop stop on parade day isn't possible. Dunkin' at 256 S. York Road is open from 5 a.m. every day.
Small Business Saturday, November 28. This is the first free-parking Saturday, and the day lines up well with the new businesses. Cocomon World opens at noon and stays open until 7 p.m. Sabor de Puebla's market shelves and takeout café sit at the north end of the same stretch, near Philly Philly Cheesesteaks at 24 S. York Road. Nakama is open through dinner at the south end.
Tree lighting week, December 4 and 5. The library's lighting at 243 S. York Road is just a few doors from Dunkin' at 256 and a short walk from Nakama at 325, which serves until 9 p.m. on Fridays. Saturday's Sip N Shop moves off York Road to Pennypack Community Center on Spring Avenue, from 4 to 8 p.m. December 5 is also a free-parking Saturday on York Road, so a daytime stop downtown can come before the evening event.
The remaining December Saturdays. December 12, 19 and 26 keep the free parking but have no listed borough event. They are the most likely Saturdays for the Iron Oven to be serving, if its early-December timeline holds.
Visiting Veil Salon on any of these days takes some planning. A salon booked from a full client list is easier to fit into the season with an appointment made well before December.
